Fire Damage Reinstatement to Domestic Property in Strathaven

This fire damage reinstatement case presented a delicate scenario, as the insured, a local councillor, confronted property damage resulting from a firebomb attack on his car, attracting nationwide media coverage. Below is an extract of our original report outlining the fire damage reinstatement claim’s circumstances and also the scope of repairs.

“CoD: Fire. We are advised a third party set fire to the Insured’s vehicle, resulting in fire damage to tarmac driveway, garage doors, UPVC fascia/soffit, guttering, external lighting, internal smoke damage to garage and minor soot/odour issues to bedroom and en-suite above garage”.
Risk Address
Two-storey detached dwelling of cavity wall construction, dry dash render finish, dual pitch tiled roof, built circa 2000, benefitting from internal double garage and bedroom conversion/extension above.
Areas of Affected
Driveway
The tarmac driveway forward of the LH garage door has blistered and is compromised due to fire/heat damage. The drainage channel running the width of the garage has also warped due to heat damage.
We have allowed for the renewal of the tarmac driveway and associated concrete edging in front of the garage only, with no works allowed to the tarmac driveway approaching the front of the house running parallel to the neighbour’s property.
The warped drainage channel has also been raised for renewal to ensue no leaks, etc., which could result in erosion of finer particles of sub-soil.
Garage (Internal)
Plasterboard ceiling has partially collapsed at junction of front elevation of garage, with exposed insulation handing and evidence of soot contamination to exposed block walls.
We have allowed for renewal of plasterboard ceiling in full to facilitate replacement of concealed contaminated rockwool insulation. Due to presence of a bedroom and en-suite above, ceiling will require double sheeting re spread of fire to habitable rooms.
Post ceiling works, décor to new ceiling and existing painted walls will be required (only rear internal wall painted, remainder exposed block).
The concrete slab, and exposed block work to varying degrees, has been affected by the incident, requiring specialist sub-contract cleaning, i.e. soda blasting or similar.
Garage (External)
UPVC soffit and fascia have warped, with timber grounding removed by fire service to prevent re-ignition, removing part of the warped UPVC guttering at the same time. Localised tiles abutting eaves are chipped/cracked, with heat damage to roofing felt.
Dry dash render to front elevation of garage, and smooth coat render to garage door reveals, are cracked and bossed, with heavy soot contamination.
LH garage door at seat of loss has been damaged beyond repair, with intumescent paint to lintel burnt off during incident exposing metal core.
The Insured advised on-site that he has received confirmation from handling LA that both garage doors are to be renewed, regardless of restoration, and that external lights have perished during the incident.
We have allowed for removal/refitting of existing concrete tiles approx. 500-1000mm up roof pitch width of garage to facilitate renewal of felt and battens, renewing damaged tiles re 10% breakage.
UPVC soffit and facia to be renewed, inc timber grounding. UPVC guttering width of front elevation of garage to be renewed, with uPVC down pipe to LH gable to be renewed also.
Dry dash render to front elevation, and smooth coat render to garage door reveals, to be renewed.
As per PH advice, we have allowed for renewal of both garage doors. However, an agreement was made that only one may be installed following authorisation by third party restoration.
To facilitate renewal of lintel to LH garage door, we have allowed for renewal of fire damaged exposed brick work above lintel. Similarly, pockets will need to be cut to front elevation, acrow-props with strong boy attachment installed, including bracing timber, to take roof loads during works.
Bedroom
Minor carbon deposits noted around ceiling recessed down lights; we have allowed for minor stain block and décor within the room only.
En-suite
PH advised restoration firm popped recessed down light to inspect void behind, and that when extractor fan in operation it fills room with smoke odour.
We have allowed for reinstating existing ceiling light, and replacing contaminated extractor fan.
Front Porch Step
A number of tiles to the front porch have de-bonded from its concrete substrate; the Insured advised displaced tiles are as of a result of fire service entering property, and that LA had accepted this work.
